Marketing your home is a team effort and you are an important part of the team, a check list below will help set the stage for a speedy rental and the highest rental rate. When a prospective tenant looks at your home, these suggestions are the very things that influence a tenant’s FIRST IMPRESSION:
- The outside of the house is clean and not damaged, paint is in good condition.
- The lawn is cut, raked and cleared of all trash and debris and trees trimmed.
- Clean-out gutters if needed.
- Repair any torn screens or replace missing ones.
The inside of the home is most important!
Be sure the home is ready to show.
- Clean kitchen and appliances well.
- Having the home filled with deodorizers makes a great first time impression. This probably is the most important one.
- All carpets should be steam cleaned & deodorized, hardwoods and vinyl cleaned as well.
- Bathrooms are another room of importance, they should be well cleaned, replace broken knobs and old toilet seats, this is cheap and will give a great first impression.
- All walls have a clean and fresh coat of paint, repair all nail holes and holes in walls.

- We will execute a rental agreement between you and us.
- We begin by taking enhanced photographs of your property.
- We will place a lock box on your home to secure the key.
- We will immediately design a “For Rent” flyer that will be placed on the home.
- We will place one of our professional “For Rent” signs on your property displaying our personal cell phone for immediate response to a potential tenant.
- We will immediately begin an aggressive marketing plan to over 1000’s of potential tenants at our own expense.
- We will show all potential tenants the home or make the key available for showings.
- We will secure applications and verify all information including their current employment and past rental history. A credit & back ground check can be done as well if requested.
- We will execute the lease/rental agreement with attached exhibits protecting you, the landlord.
- We will conduct a move-in inspection with you and your new tenant.
- We will collect the first month’s rent and security deposit.
